Same room, same angle — furniture and decor added by AI
Buyers decide in seconds whether to click a listing, and empty rooms consistently underperform: they look smaller than they are, they give no sense of scale, and they leave the buyer doing the imaginative work. Physical staging solves this but costs thousands per property in furniture hire, delivery and styling — which is why it's usually reserved for premium listings.
Virtual staging gives every listing that advantage. The room is furnished digitally in the photo only, so there's nothing to deliver, insure or collect. Agencies typically stage the hero shots — living room, main bedroom, outdoor entertaining — for a few dollars total instead of a few thousand.
Upload the photo of the empty room, choose a furniture style, and the AI places photorealistic furniture and decor with correct perspective, scale, shadows and lighting. Critically, it is designed to change nothing else: the walls, windows, floors, fixtures and view stay exactly as photographed, so the property itself is never misrepresented.
Results arrive in about a minute. If the first style doesn't suit the property, re-run it — Scandinavian for the city apartment, Hamptons for the coastal family home — and use the version that speaks to your buyer.
Virtual staging is legal and widely used, but it must be disclosed. Consumer law in most markets — including the Australian Consumer Law's prohibition on misleading or deceptive conduct — means a buyer should never be led to believe a digitally furnished room is physically furnished, or that the property differs from reality.
Our approach is built around that: furniture is added, the property is not altered, and you keep the original photo alongside the staged version so the listing can show both or carry a clear "virtually staged" label. Read our full guide to virtual staging rules and disclosure best practice before your first campaign.
Staging fixes empty rooms; enhancement fixes dull photography. Our Real Estate Image Enhancement brightens and colour-corrects listing photos, replaces grey skies naturally, and straightens verticals — without touching the property itself. Most agencies run every listing photo through enhancement and stage the two or three hero shots on top.
Restoration is usually step one. Here’s what most people do next.
